Hidden Meadows is so well Hidden that not too many people know where it is, but once you find it, you will understand why people who live here don’t ever want to leave! I am one of those people.
Welcome to Hidden Meadows
Hidden Meadows is a quiet, semi-rural community in North County San Diego that feels tucked away from the city, even though Interstate 15 is just minutes away.
According to the 2020 U.S. Census, Hidden Meadows had a population of 4,484 residents and 2,245 housing units. But numbers don’t really tell the story of what it feels like to live here.

One of the things that makes Hidden Meadows special is that it doesn’t feel like a typical planned neighborhood. Homes vary in size, style and setting, and you won’t find street after street of identical houses. You’ll find traditional homes, custom homes, golf course properties, homes with beautiful views and larger properties with acreage.
Mature trees, winding roads, hills, boulders and open spaces all contribute to the character of Hidden Meadows. Depending on where you are in the community, properties can have golf course, mountain, valley and even distant ocean views.
All the homes in Hidden Meadows look different and almost all of them have spacious backyard. The population density was 409.6 inhabitants per square mile (158.2/km2) in 2000. The architecture of existing homes include Craftsman, Spanish and Tuscan-style among others. Additionally, you can often find lots from one to twenty acres, with spectacular views or flat buildable areas.

Hidden Meadows is also conveniently positioned for people who want a quieter lifestyle without feeling completely removed from North County. Interstate 15 is nearby, making it easy to reach Escondido, San Marcos, Vista, Temecula and other surrounding communities. Yet once you make the drive up into Hidden Meadows, the scenery and atmosphere quickly change.

One of the longtime gathering places in the community is the Hidden Meadows pool and pavilion area.
Hidden Meadows includes several different homeowners associations and neighborhoods, so HOA membership, dues and access to community amenities can vary depending on the property.
Community amenities associated with the Meadows area include a pool, pavilion and recreational facilities. Buyers should always verify the specific HOA, current dues and amenities associated with an individual property before purchasing.
Where to eat in Hidden Meadows:
One of the things I love about Hidden Meadows is that although it is a small community, we have our own neighborhood places to grab something to eat, meet friends or simply run into neighbors.
The Side Yard is a casual neighborhood restaurant and gathering place located right in Hidden Meadows. It’s an easy place to meet friends for lunch, dinner or a drink without having to drive back down the hill.
Meadows Deli Market has long been a convenient neighborhood stop for groceries, sandwiches, pizza, breakfast and other everyday essentials.
The Market at Hidden Meadows combines a neighborhood market with deli and prepared food options, making it another convenient local stop for Hidden Meadows residents.
Located at Boulder Oaks Golf Club, Oaks Bar Grill offers another place to grab something to eat or drink while enjoying the golf course setting.
Living in Hidden Meadows means these places often become more than restaurants or markets. They are places where neighbors see each other, catch up and stay connected to the community.
Living in Hidden Meadows also means having a few local places where neighbors regularly run into one another. Whether you’re grabbing something quick from the market, meeting friends for a casual meal, or enjoying a drink overlooking the golf course, these neighborhood spots contribute to the small-community feel that residents appreciate.
Where to golf in Hidden Meadows:
Golf has long been part of the identity of Hidden Meadows.
Boulder Oaks Golf Club sits among the rolling hills, mature oak trees, native chaparral and large boulder formations that characterize the area.
The course provides a beautiful backdrop for many of the surrounding homes and remains an important part of the Hidden Meadows landscape.
Even if you are not a golfer, living near the course means enjoying the open space and views that it brings to the center of the community.

Hidden Meadows is somewhat unusual because the entire community does not fall under one single homeowners association.
There are several homeowners associations within the greater Hidden Meadows area, including the Meadows Homes Association and other associations serving individual neighborhoods and developments.
Because of this, HOA dues, rules and amenities vary depending on the property.
Some properties may have access to community amenities such as the pool and pavilion, while others may belong to a different association or have different arrangements.
If you are considering buying a home in Hidden Meadows, it is important to verify the HOA that applies to that specific property, the current dues, CC&Rs and exactly which amenities are included.

Hidden Meadows enjoys the mild climate that attracts so many people to inland North County San Diego.
Summers tend to be warm and dry, while winters are generally mild with most of the area’s rainfall occurring during the cooler months.
Because Hidden Meadows sits at a higher elevation than many surrounding communities, temperatures and weather can feel noticeably different from areas closer to the coast.
And yes, every once in a while we even get a little snow (last time it was in 2014)!

What we love about Hidden Meadows…
Hidden Meadows sits on a mesa in the northern part of Escondido, surrounded by hills and open space.
What makes Hidden Meadows particularly special is how peaceful it feels once you get here. There is no reason to drive through Hidden Meadows to get somewhere else, so most of the traffic you see belongs to residents, visitors, golfers or people coming to one of our local businesses.
It is country living without being far removed from the conveniences of North County San Diego.
There is also a real sense of community here. Neighbors wave, people walk their dogs, golfers make their way around the course and you’ll often see residents stopping to talk when they run into each other.
Hidden Meadows has managed to keep the relaxed atmosphere that attracted many of us here in the first place.
Hidden Meadows is located on the mesa directly above the world famous Lawrence Welk Resort . It is country living minutes from the hustle and bustle of the city.

Did you know that you can see the Pacific Ocean from parts of Hidden Meadows?
Hidden Meadows sits well above many of the surrounding communities, and some homes on the western side of the area enjoy incredible views toward the coast.
Even if your home doesn’t have an ocean view, the drive down Mountain Meadow Road can deliver some spectacular sunsets.
On a clear evening, watching the sky change color over the hills and toward the Pacific is one of those little things that reminds you why you chose to live here.
For those of us who call Hidden Meadows home, that drive up the hill is part of what makes living here special.
You can be close to everything you need in North County San Diego and still come home to views, open space, larger properties and a community that feels tucked away from it all.
